Chantry House & Snooty Fox

Scope of Works

Chantry House was a 5 storey reinforced concrete structure, positioned on the A61 Kirkgate roundabout. The 4th floor was of steel frame construction, with the remainder being precast concrete. The building was open at ground level and sat upon pile foundations. 

The project site was located within close proximity to a populated residential housing area, public highways and public access routes with commercial properties surrounding the CDM area. Main highways ran adjacent to the boundary fence lines.

Owing to the works being town central sound sensitive methods of working were carried out to assist the project in progressing without causing any disruption to surrounding businesses. RHDL had to manage the expectations of both the Client and the public. Consistent communication was maintained with the Client to ensure smooth liaison and harmony between the demolition site and surrounding buildings.

The project presented several risks and challenges with live services running in the adjoining road. Planning and comprehensive health and safety measures were put in place.

The work consisted of the following:

• Provide and maintain perimeter timber hoarding
• Provide out of hours manned security for the duration of the contract
• Removal of all asbestos materials as per the R&D survey reports provided
• Internal strip out of soft furnishings and cosmetic materials
• Scaffold protection to the roadside elevations
• Demolition of the structure in its entirety
• Removal of piles to 1meter below existing ground level.

RHDL project management team held progress meetings as required with the Client to communicate progression of the works and liaise with any interface issues. All demolition works were carried out by a high reach demolition machine with shear/concrete cracker attachment. The demolition start point and directional plan is identified below.

Snooty Fox

The Snooty Fox public house is of traditional construction. The main roof is pitched tile/timber. There is a flat timber roof at the rear. The perimeter walls are brick and the first-floor block and beam. The ground floor is concrete construction. There is a small
basement area.

The work generally consisted of the following: -

• Take the duty role of principal contractor and manage the site 
• Provide out of hours manned security for the duration of the contract 
• Removal of all asbestos materials as per the R&D survey reports provided 
• Internal strip out of soft furnishings and cosmetic materials 
• Demolition of the structure in its entirety 
• Removal of slabs, foundations and footings 
• Remove all demolition arisings off site 
• Break out the basement slab to form a soak away 
• Remove 1meter of the basement walls 
• Backfill the basement using clean imported 6f2 crushed material

The project was completed safely, on time and within budget. Ron Hull Demolition achieved a recycling rate of approximately 98% to our Client's satisfaction.
